Contractor Rules and Regulations
The following is a list of Building Rules and Regulations that must be adhered to by all Contractors. The Contractor shall abide by the following rules and enforce compliance by its employees, sub-contractors, materialmen, and agencies.
1. During the hours of 9:00 am to 5:00 pm, construction personnel are not permitted in commercial common areas on occupied floors unless permission has been granted by Property Management and/or the Building Engineer.
2. Construction personnel are allowed on elevator that has been protected with Masonite or elevator pads.
3. To use the elevator, it must be scheduled prior to coming to the building. Please contact David Robinson at [email protected] or (248) 993-0173.
4. All deliveries are to be sent to the garage. Large deliveries are to be coordinated with Management. See the contact information listed on #4.
5. All construction materials and any other materials are not allowed on the lobby level. All materials must go through the garage area and onto the basement elevator.
6. Floor protection must be placed in the common area where there will be construction traffic.
7. Mats/carpet remnants must be placed on both sides of the suite entry doors to eliminate debris being tracked throughout the common areas.
8. Common areas must be kept clean and free of construction debris at all times.
9. Eating and drinking of non-alcoholic beverages are restricted to a designated area. Food waste must be removed from the designated area daily. Food waste will not be thrown away with construction debris.
10 .The use of alcoholic beverages or illegal drugs will not be tolerated. Use of such items will result in immediate dismissal from the premises and subject to arrest.
11. SMOKE-FREE BUILDING. Smoking/vaping is absolutely prohibited in the building; on the roof; at the main building entrances; loading dock, garage, and under roof-line. Any contractor or their personnel caught smoking while on the premises will be immediately dismissed from the project. Chewing tobacco, snuff or other forms of oral tobacco are not allowed in the building.
12. All contractors are responsible to keep the restroom clean. Absolutely no cleaning of drywall mud, paint supplies, etc. will be allowed in these restrooms. Any misuse of this will revoke privileges. Before work begins the General Contractor and Property Management will punch the restrooms together and once again when the work is completed. Our day porters will maintain the cleanliness of the restrooms and the paper products. The General Contractor will be back charged for this service. The General Contractor will be held responsible to fix or be charged for any damage or plumbing issues that arise from misuse of the restrooms.
13. Areas under construction as well as storage areas and all unoccupied spaces to be kept clean and in an orderly fashion.
14. Each Contractor is responsible to clean up their own construction debris. Should Contractor or Subcontractor fail to keep work area clean, Management, upon one (1) hour verbal or written notice to Contractor, reserves the right to perform clean up and charge said Contractor for cost incurred. Contractor must perform clean up on a daily basis with a general job site clean up once a week. Contractor shall provide their own equipment for cleaning, i.e. brooms, mops, vacuums, etc. This is NOT the responsibility of Management.
15. All materials to occupied commercial floors need to be delivered before 7:00 a.m. or after 6:00 p.m. Some type of protective covering must be placed on walls and floors for protection.
16. Weekend work or after hours access to the building must be arranged by Management. A twenty-four (24) hour notice is required with exception to emergency services.
17. Construction personnel will not be allowed to congregate on grounds. Please emphasize to all, professional behavior is required at all times. Loud discussion or foul language will not be tolerated. No radios are allowed at any time.
18. Area around construction dumpsters and loading dock areas shall be kept clean at all times by the contractor. No construction debris is allowed in the building's dumpster or recycling bins.
19. No supplied materials are to leave the job site. Management reserves the right to check items leaving this facility at any time.
20. Absolutely no work is to be done for a tenant without written approval from Management. Contractor is required to contact Management for all changes in work prior to performing any work.
21. Any Contractor or Subcontractor found to be responsible for damage to another trades work or damages to the existing building will be held responsible for repair of damaged area. Failure to do so will result in Management performing the work and charging the Contractor for all costs incurred.
22. It is the Contractor's responsibility to see that all construction debris is removed immediately from common building areas and vacuum if necessary. Failure to do so will result in Management performing the work and charging the Contractor for all costs incurred in doing so.
23. All personnel will wear proper clothing and safety equipment, i.e. hard hats, long pants, hard soled shoes, shirts with sleeves, safety glasses, etc. Company shirts are preferred. No shirts may be worn with profanity or advertisement. And will comply with OSHA regulations and safety procedures.
24. Contractors are to provide proper supervision on the jobsite at all times. Supervisors need to provide contact information (name & phone number) to Management or Security personnel where they may be reached, in case of emergencies.
25. Any work that is extremely noisy, messy, produces a bad odor or in any way disrupts the operation of the building or tenants, must be performed prior to 8:00 a.m. or after 6:00 p.m. Monday through Friday and with Property Management approval. Management reserves the right to cease the project/work immediately if we receive a commercial tenant complaint regarding the above.
26. Stairwells are for emergency egress only.
27. Contractor must provide protection to the air handler in construction area. Pre-filter media not provided by Management. New filters will be installed in the air handler unit by the General Contractor after receiving substantial completion for the suite.
28. Any contractor that creates a condition resulting in the fire control system to go into alarm will be fined a minimum of $ 100 plus any associated city fines.
29. Any fire related testing and/or inspections that may involve sounding or strobes must be scheduled thru Property Management or the Building Engineer, minimum of 24 hour notice required.
30. Electrical panel descriptions. Labeling the panel, "Outlets"; "General Lighting" etc. will not be accepted. Descriptions must correspond to the space plans as to office numbers, cubical numbers and location (north, south, east or west). Any improper labeling of panel schedules will be billed back to General Contractor and/or the electrical contractor. Please see Building Engineer for more specific details and requirements.
31. Finished Grid Ceilings must have VAV's, water valves, any and all serviceable equipment labeled inconspicuously on the ceiling grid below the locations. Please see Building Engineer for details.
32. No core drilling is permitted without prior approval from Management.
33. Contractor will install a sub-meter for electric, where applicable
34. All smoke detectors are to be covered (bagged) during demolition or whenever dust and/or smoke is generated.
35. Fire Sprinkler System: All sprinkler and fire alarm tie-ins or shutdowns will be scheduled in advance through Management. Note: Where other sprinkler areas are involved, limited down time may be required. Also, the fire alarm systems will be returned to the same status as before work was performed.
36. Fire Alarm System: Panel - Siemens

37. Keying and Locks. Any rekeying must be approved by Property Management and keying will be responsibility of Building Engineer.

ANY GROSS NEGLIGENCE OF ANY OF THE ABOVE RULES AND REGULATIONS WILL RESULT IN THE PERSON INVOLVED BEING EXPELLED FROM THE BUILDING AND A REPORT FILED WITH THE INDIVIDUAL’S COMPANY. THE CONTRACTING COMPANY MAY ALSO BE EXPELLED FROM THE BUILDING.
