Janitorial

All Janitorial requests should be directed through the Property Manager by email or phone.

Janitorial services are provided to all offices, Monday through Friday.  Nightly the janitorial service company provides the following services:  spot clean carpeting; dry sweep resilient floors; wet mop tile floors; empty wastebaskets; and remove trash. In break areas/kitchens, floors are cleaned, remove trash and wipe down sink and counters.  Dishes are a tenant’s responsibility. 


If you require cleaning of above-standard improvements such as glass partitions, etc., or if you have any special cleaning requests such as carpet cleaning, microwave cleaning, etc., please have your Tenant Representatives create a work order or contact the Property Manager.


Tenant moving companies and vendors must immediately remove delivery boxes/debris from the premises upon completion of work.  However, if you have boxes that need to be disposed of, please flatten and stack the boxes within your suite.  Please mark all trash intended for disposal which is not contained in an appropriate container clearly as such.  The janitorial company will remove any boxes which are appropriately marked, “TRASH”.  Do not leave any articles not intended for disposal sitting on top of the waste containers.  At no time should boxes, trash, excess materials or equipment of any kind be left in the common areas such as hallways, lobbies, elevator lobby, stairwells, or any area designated as a fire exit or pathway.  If you contact the Management Office during daytime business hours to have a large volume of boxes removed, your company will incur a fee for janitorial labor.  There will be additional fee for the removal of boxes from your space after normal business hours if the refuse is a considerable among (more than routine, such as from a furniture move).


A day porter is usually on premises between 12:00 pm to 4:00 pm Monday – Friday.


HVAC

Per your Lease Agreement, heating, ventilation and air conditioning (HVAC) systems in the building operate Monday through Friday, 8:00 a.m. to 6:00 p.m (in each case excluding holidays).  If the temperature in your suite requires adjustment during normal building business hours, please have the appropriate Tenant Representative create a work order or contact the Property Manager for assistance.  Our building engineers are skilled in temperature control and are readily available to adjust the temperature.  In an effort to conserve energy to reduce your electrical expenses and to assist in the efficient operation of the HVAC system, we ask that you turn off all lights in areas that are not in use and keep the blinds closed in areas when direct sunlight is shining through the windows or when winter temperatures are below normal.  


After normal building business hours, HVAC is available by request for an additional charge ($65.00/hr). Please refer to the pricing sheet for a list of such charges.  Your Tenant Representatives may schedule after hours operation by contacting the Property Manager.  We ask that you provide a minimum of 24-hours advance notice during the business work day for such service.  In addition to the information required for a regular work request, please add the date, time and floors that need after-hours HVAC.
